Delhi-based Rehan is instructed by his Realtor father to travel to Koti, near Shimla, and make preparations to sell Billimoria-owned 'Glen Manor' to the Mittal family for Rs.200 Crores. Upon arrival, he disregards warnings from local residents that the mansion is haunted by 'Shaitan'. Shortly thereafter he hears screams and inexplicable movement within the mansion. He then finds out that there are two entities that have persisted in this mansion for 80 years. Rehan will soon find himself transported back to August 17, 1936, where he hopes to change the past.

Upon arrival, Ragini finds the entire bungalow rigged with cameras, and Uday is recording their movements on his camcorder. They settle down to have some fun but are soon interrupted by two friends, Priya and Vishal, who are en-route to Matheran. The foursome chill together, but Vishal gets upset when he finds that Uday is not pleased by their presence, and they quickly depart. Finally alone, the two try bondage and intimacy but will be interrupted again - this time by a malevolent and vengeful Marathi-speaking entity.

The guest house Manager Waghmare (Sadashiv Amrapurkar) is sure that this guest house is a den of laughing ghosts and lurking spirits. Sahil and Rakesh are best friends and are bored and frustrated trying their luck in bollywood. Sahil wants to become a famous writer while Rakesh believes that he has it in him to be Bollywood's top director. Anu is Sahil's girlfriend and is desperate to marry him so they go and see financer, Mungi lal (Tiku Talsania), who is a jeweler. Mungi Lal has a pretty but silly daughter Sakshi who has always wanted to be a movie star. Anu arranges a meeting between Sakshi and Rakesh who convince her to become the producer of a film that Rakesh will direct and Sahil will write. And so the entire unit comes to Blue Roof guest house to shoot an authentic horror film for Sakshi. However Waghmare doesn't give them permission to shoot there as he says this guest is a nest of ghosts who will not let them shoot in peace. While shooting begins in full swing bit by bit Waghmare's warnings start coming true.

There are 13 other people on the bus, including four men who are on their way to a wedding; gorgeous Rukmini and her husband, Nikhil; a sexy model, Shaz, and photographer, Hasmukh Shah; Pandit Ram Srivastav and his wife; a young girl, Shona, and the bus driver and conductor. Ram is fearful after the bus changes it's route to go through Kulbhata - a village that was abandoned overnight after a vengeful witch, Kaalo, re-surfaced after being killed 250 years ago. He is scoffed at, and the bus does take the detour. Shortly thereafter the passengers will be stranded after a flattened tire, and soon face the horror of a seemingly invincible winged Kaalo - who can not only travel under the sand but also fly - and who is determined to fulfill her deadly agenda at any and all costs.

With a history of mental illness in her family, and the institutionalization of her late mother, Susan, Pia is uncomfortable as she feels the presence of her deceased twin, Dia; finds out she is pregnant and uncertain if she wants this baby due to Vic's affair with Natasha. She confides in Carol, who wants her to meet with her Psychiatrist friend, Dr. Aditya Motwani, at the local university. Soon everyone's lives will be changed following a number of inexplicable events that include: worms in Pia's birthday cake; the sudden death of Carol; Pia being hospitalized, etc. Vic meets with Aditya and is told that Pia is not ill - but has undergone 4 out of 5 phases of demonic possession - and the 5th phase that will take place soon is Death!!

Raksha and Rohan begin exploring the new place and the surroundings- the lonely beach and then the woods behind the house. The terror begins with Raksha and Rohan finding a doll in the woods and then it progresses to a series of highly traumatising experiences for the whole family. Manja, the only man whom Rajiv could turn to, meets a gruesome death at the hands of the black magic woman Madhu's ghost, who has risen from the grave to avenge her own death... to seek vengeance on Rajiv, by torturing his loved ones- his wife Arati and their children, Raksha and Rohan in unimaginably cruel ways. Phoonk 2 captures the fear of a family caught hostage to a murderous, animalistic spirit seeking revenge by brutally terrorizing them. We experience a fear far larger than that of a live evil than when the dead returns to haunt you. It is the fear where every escape route of yours becomes dangerously anticipated and cunningly laid out in front of you. It is the fear that extends to letting go of one loved one to save another. Where every situation takes a sinister turn for the worse, methodically murdering everyone's hope to live. Terrorized by the demonic force, will Rajiv give in to the ghost or will he betray his family and give up? Will the family survive as the gruesome and repulsing murders are committed, or do the disfigured bodies, visions, ghostly voices, and unsettling, disturbing incidents drive them to death? Will the ghost live with them till they become ghosts themselves? The choice that Rajiv has to make in the final moments of the film forms a very unsettling and a highly disturbing climax.

Kaaya's parents find out that she is seeing Aman, and discuss this alliance with Aman's father. They point out to them that Kaaya can never marry due to a 350-year old curse on their family that was imposed by Archarya Sachidanand after Maharaja Ranjeet's Singh's brother sexually molested and killed the former's daughter. Aman, together with his friend, Shubh, decides to approach Professor Pashupati, and with his help hopes to reverse the curse. The foursome accordingly delve deep into this matter - not realizing that soon Kaaya will descend into a vegetative coma, and the trio will find their lives endangered by an ancient and vengeful entity.
